I have a friend that bought a HUD repo. It had been dropped from the last sale price of over $200,000 to $74,000 I told him to offer less but he wouldn't listen. He could have bought the property for much less but was afraid to make the offer. I have listings on eBay all with make offer but rarely get an offer, everybody seems to be too shy. Get it running and make an offer he can always counter.
