I live about 2 hours north of the barn. I stopped by years ago and spoke with the owner. We couldn't believe it when we saw the barn collapsed. Sad to see so many good cars damaged.

It's hard to tell for sure but, I can almost see what looks like the rivet holes for the old style running board brackets too. If so, that could narrow it to 1921-late 1923.

I think it all depends which part of the country you're in. The price seems high but not so high that you couldn't work down to a better price. There appears to be a lot of good parts to start with....
